Sun Life of Canada expanded its existing office park on Route 128, adding 117,900 square feet of office space and an 887 car parking structure. This expansion took place on a small, highly restricted site having wetlands, flood plain, zoning, and traffic constraints. A very complex process for permitting was required in order to obtain 15 permits from local, regional, state and federal agencies.
The site design turned former site problems into site amenities; a sprawling parking lot became the site for the new office building and parking structure. A trash-laden brook was cleaned up and widened to form a pond contained by stone walls and brick terraces. The pond provides storm water detention and is the source of water for an irrigation system.
