The Waltham Woods / Reservoir Woods complex is unique because of the design strategies necessary to develop this site which is located in a highly sensitive watershed to a public water supply. In addition, the site abutted an exclusive residential neighborhood located in two adjacent townships. Originally owned by Polaroid Corporation, the site was 70% wooded. The site is master planned for approximately 2,200,000 square feet; to date 1,680,000 square feet has been built. During the complex permitting process, it had to be demonstrated to various environmental agencies that water quality related to storm water discharging from the site would be equal to or better than the existing undeveloped condition. This was accomplished through the construction of wetlands, wet ponds, level spreaders, filter strips, and various other best management practices, as well as by retention of vegetative buffers throughout the project. To date, the project has been cited on numerous occasions as a model project for protecting water quality.
Various major institutions and corporations are located on the site, including the Massachusetts Medical and New England Journal of Medicine Corporate Headquarters, Microsoft, National Grid, Praecis Pharmaceutical Corporate Headquarters, and the Boston Celtics training facility at HealthPoint.
The Reservoir Woods East Campus site was developed in the early 1960's. The site contains 54 acres of land and is bordered on the west by Hobbs Brook, a tributary to the Stony Brook Reservoir in Weston. Master Planning for the redevelopment of the site was based on accommodating a total of 941,000 s.f of office and hotel use while maintaining green space adjacent to Hobbs Brook, exceeding DEP Storm Water Quality Standards and obtaining LEED Certification for all new construction.
