This project involved master planning for one million square feet of office/R&D on a 130-acre site adjacent to Route 93 in Andover. Initial site master planning and permitting were done for Wang Laboratories, and then completed for subsequent owners. Subdivision plans, permitting, site design and construction documents were later completed for three buildings.
This site was fragmented by large areas of wetlands, as well as having a major stream cutting through it. The master plan called for putting this stream and the surrounding acreage under a conservation restriction. The project was designed so that the undeveloped part of the property lies adjacent to the project's subdivision road along its entire length, thereby retaining much of the site's natural wooded character and buffering the project from the adjacent residential area. Large areas of trees separated the building sites, which are linked together by internal walkways meandering through the woods. Three major ponds have been constructed at the building sites for storm water detention and as site amenities.
